GENERAL INFORMATION SHEET

This course is an introductory approach to analyzing residential real estate investments.  This workshop has been structured for individuals who have a desire to understand the basic concepts. It is also oriented to licensees who have experience with investment properties, but want a greater understanding of how investments are analyzed.  Class members will learn to view a real estate investment from four different perspectives: the Buyer, the Seller, the Lender and the Internal Revenue Service. 

A workbook, titled, “Real Estate Investment Analysis, Easy as 1-2-?” is given to the participants.  It provides a step-by-step procedure with a logical progression.  Many practice problems are provided, with answers adjacent to the practice problem.

Level I pertains to understanding the components of an investment property and their relationships (Cap. Rates, Net Operating Income, Cash Flow, etc.).  A real estate investment as viewed by a Buyer and Seller.  Terminology and simple math formulas are introduced through the use of a grid.  Participants use the appropriate math formulas and practice analyzing properties.

Level II pertains to viewing a real estate investment from the Lender’s Perspective and from the perspective of the I.R.S.  Participants can create a 5 year projection and determine the quality of an investment.  “Good Deal, or No Deal”   Participants learn about the Tax Implications as viewed by the I.R.S.

This course is a class for people who don’t like math.  A hand calculator is an essential requirement for the workshop - please bring one with you.
